Terms of Service

Effective September 17, 2026. Last updated October 23, 2026.

These Terms of Service govern your use of king.as-ishomebuyer.com and the forms, calls and text messages connected to it. By using the site, you agree to these Terms. If you do not agree, please do not use the site.

Who We Are

king.as-ishomebuyer.com is owned and operated by We Sell Homes LA, Inc., a California corporation doing business as As-Is Home Buyer. In these Terms, “we,” “us” and “our” mean We Sell Homes LA, Inc.

General Information, Not Advice

The content on this site is general information about selling a house. It is not legal, tax, credit or financial advice, and it is not a substitute for advice about your own situation from a qualified attorney, tax professional or financial adviser. Laws and local rules change, and a page may not reflect the latest change. Please confirm anything you plan to rely on.

Requests and Offers

Submitting a form, calling or texting us does not obligate you to sell your property, and it does not obligate us to buy it. The price and terms of any offer we make depend on the property, its title and our evaluation. An offer becomes binding only when you and the buyer sign a written purchase agreement, and that agreement, not these Terms, governs the sale. Our purchase agreement may allow us to assign it to another buyer, who would then complete the purchase on the terms of that agreement.

We Do Not Represent You

When we make an offer to buy your property, we act for ourselves as a buyer. We are not your real estate agent, broker, attorney or financial adviser, and we do not represent you in the sale. You are welcome to have an attorney, a real estate agent or another professional review any offer or agreement before you sign it.

No Guarantees

We do not guarantee the price of any offer, or any particular tax result, credit result or legal result.

Fees

We do not charge you a fee to ask for an offer or to talk with us about selling your property.

Calls and Text Messages

When you submit one of our forms, you agree that As-Is Home Buyer may contact you by phone, text message and email at the contact information you provided, including by automated dialing technology, about selling your property. By giving consent, you confirm that you are the subscriber or customary user of that number, and you agree to tell us if you stop using it.

• Consent is not a condition of any purchase.
• Message frequency varies. Message and data rates may apply.
• Reply STOP to any text to stop our texts and automated calls. Reply HELP for help, or contact us at (323) 622-6021 or [email protected].
• You can also ask us to stop calls or texts at any time by telling us in any reasonable way.
• Wireless carriers are not liable for delayed or undelivered messages.

Our Privacy Policy explains how we handle your information, including when we share it with real estate investors and home buyers we work with.

Using This Site

You agree to use the site only for lawful purposes. Please do not submit information that is false or that belongs to someone else without their permission, interfere with the site’s operation or security, or use automated tools to copy or collect its content in bulk.

Other Websites and Services

The site links to and uses services provided by others, such as government websites, map and video services and our form and messaging provider. We do not control those services and are not responsible for their content or practices, and their own terms and privacy policies apply to them.

Disclaimer

The site and its content are provided “as is” and “as available.” To the fullest extent the law allows, we disclaim all implied warranties about the site and its general information, including that it is complete or current, and we do not promise that the site will be uninterrupted or error-free.

Limitation of Liability

To the fullest extent the law allows, we will not be liable for indirect, incidental, special, consequential or punitive damages arising from your use of this website. Nothing in these Terms limits liability that cannot be limited under applicable law, including liability for fraud, gross negligence, willful misconduct or violation of law, and nothing in these Terms changes any written agreement you sign.

Fair Housing

These Terms are governed by the laws of the State of California, except where the law of the state where you live requires otherwise. Any dispute about these Terms or the website will be resolved in the state or federal courts located in Los Angeles County, California, unless the law requires or allows a different place, such as the county where you live.
